Tenant Improvement, Commercial Building Design
The recreational cooking school resides in a
2000sf space. To accommodate growth, the owners decided to expand
into the vacant space immediately next-door, adding 1000sf. This
expansion would afford them the following: a secondary instructional
space with a kitchen and seating; two offices; storage; an additional
bathroom; a laundry room; and a locker room for students. The new
space is long and narrow and presented the following: an existing
bathroom in the back; a 6X6 steel post in the center; a dedicated
entrance; a window in the back wall. The front wall separating the
existing and new spaces would be opened. This opening needs to be
large so as to allow the two instructional spaces to act as one when
necessary. To maximize natural light coming into the space, the hallway
is placed along the wall adjoining the existing school, leading directly
to the rear window where the locker room is situated. Glass block
walls separate the locker room/bathroom from the hall. Ceiling heights
are at 10ft, except in the storage room where the height is extended
to the maximum allowable. The 16ft wide opening between the spaces
would be serviced by a barn door system consisting of five separate
doors which can be slid individually along a track down the hallway
wall. The center post is hidden in the wall separating the offices.
